Market Tower Earns 2006 Energy Star

Indianapolis, IN – [December 2006] – The United States Environmental Protection Agency has announced that Market Tower, an HDG Mansur Class A office tower in Indianapolis, has earned the 2006 ENERGY STAR. The ENERGY STAR distinguishes Market Tower as one of the top 25% buildings in the nation in terms of energy performance.

Market Tower was developed by HDG Mansur in 1988 to exacting standards making it one of the premier office buildings and the most sought-after business address in the Indianapolis Central Business District ("CBD").

HDG Mansur took care to ensure the design of the 30-story Market Tower successfully incorporated the architectural details of neighboring CBD buildings. The granite selection for the exterior reflects the city's masonry tradition. The recessed high-rise floors are reminiscent of the Circle Tower Building. The copper roof imitates the 1920's design of the Columbia Club; and the four-story entry arches on Market and Illinois Streets demonstrate a common design theme on the grand Roman entry arches found in the nearby Guaranty, Test and Illinois Buildings. A spectacular three-story atrium with granite finishes dominates the lobby. Around the lobby's first three floors, retail space accessible by escalators expands the traditional ground floor commercial use.

In July 2004, HDG Mansur and property manager Colliers Turley Martin Tucker initiated an audit of the building's operations and energy use. The audit identified several opportunities to enhance operations through schedule adjustments and re-commissioning mechanical systems, resulting in upgrading controls, adding variable frequency drives to air handling and pump equipment, performing retrofits to lighting on 55% of the building lighting system, and upgrading one of the buildings chiller units to more efficient equipment.
